First, we need to understand your financial goals.

We also make sure you thoroughly understand our investment philosophy and the type of approach we take.
We excel at finding you a suitable investment property
The next stage of the process involves us appraising a range of options that fit within our very strict underwriting and investment return criteria. We want to present you with properties that have the greatest potential for appreciation. Either a property you can renovate to add value, or a brand new development where you can get in at ground level. Once we have acquired a fitting opportunity, we present it to you through our Investor Portal. We give you time to digest the information and to ask relevant questions regarding the transaction.
We handle all the legal, financial, and regulatory requirements.
Having covered all the groundwork, you confirm your decision to invest, instructing us to act on your behalf. Once on board, we send you all the required paperwork, including disclosure, subscription documentation, private placement memorandum, and our investor questionnaire. Once everything has been signed, you become the shareowner of an LLC (limited liability company) and we conclude the deal.
We update you regularly and send you ‘mailbox money’
Once your investment is up and running, we send regular updates, including renovation work or any value-adding strategies that we have undertaken on your behalf. We also have a quarterly distribution of your share of rental income. The K1’s, which we post to you, itemize the income distributions and depreciation losses.
Further to this, we can provide a cost segregation study, which helps you maximize your losses to depreciation, a facility that allows you to shelter your income from unnecessary taxation. We also have the option to refinance in which case your share of the money is sent to you tax-free.
When all investors are in agreement, we can also exchange for a larger property. This is commonly known as a 1031. Finally, if we sell a property, we promptly send you your share of the sale proceeds.
